Do I need to do anything once it's live?
No. Once the property is live, your involvement is zero unless you want it. We handle every guest interaction, every cleaning, every maintenance issue. You get a monthly transfer and can check the dashboard any time.
What happens if I need the property back urgently?
Give us as much notice as you can and we'll wind down bookings from that date. For Vacant Stock clients there's no minimum term. For Let While U Sell, the exit is coordinated around your exchange date which we plan for in advance.
How does key and access management work?
We recommend a smart lock or key safe for seamless guest check-in — we can arrange this for you. We keep a secure key on file for emergency access only. You retain a copy at all times.
What's your management fee and how is it charged?
Our fee is 20% of gross rental income. It covers the full service — photography, listing management, guest comms, cleaning coordination, maintenance, monthly transfers. No setup fees, no hidden charges, no cancellation fees before first booking.
How do you handle damage or difficult guests?
All guests are ID-verified. Every booking includes a security deposit. Airbnb's AirCover covers up to £1 million in property damage. In the rare event of an issue, we manage the claim entirely — you don't have to deal with it at all.
Can I use Dopizi if my property is unfurnished?
Yes, though short lets require basic furniture. We can advise on the minimum needed and arrange a cost-effective pack if required. The cost is typically recouped within the first month or two of income.
Will Airbnb guests affect my neighbours?
We have strict house rules on all listings — no parties, no events, noise curfews. We vet guests carefully and maintain a minimum star rating for who can book. Short-term guests are typically quieter than long-term tenants — they know they're being reviewed.
