CONDITIONS.

These terms apply to all visitors to dopizi.com and to all clients who engage Dopizi Ltd to manage their property on a short let basis. Where you engage our services, a separate Service Agreement will be provided setting out the specific terms of management for your property. In the event of any conflict between these Terms and a Service Agreement, the Service Agreement shall prevail.

We may update these terms from time to time. The current version is always available at this URL. Continued use of our services constitutes acceptance of any updated terms.

Dopizi Ltd provides short let property management services in London, including but not limited to:

• Property assessment and onboarding
• Listing and managing properties across short let platforms (Airbnb, Booking.com, and direct channels)
• Guest communications, check-in coordination, and checkout management
• Cleaning, linen, and property preparation after each stay
• Dynamic pricing and revenue management
• Monthly income transfers and reporting

We offer two core service lines: Let While U Sell (for properties currently listed for sale) and Vacant Stock Recovery (for properties not on the market). The specific scope of services is confirmed in writing before management commences.

By engaging Dopizi Ltd to manage your property, you confirm and agree that:

• You are the legal owner of the property, or have the legal authority to authorise its short let management.
• You have obtained (or will obtain) any consents required from your mortgage lender, freeholder, or management company before management commences.
• The property complies with all applicable health and safety regulations and is in a condition fit to host guests.
• You will notify us promptly of any changes to your sale timeline, property status, or circumstances that affect our ability to manage the property.
• You will provide us with accurate information about the property and not withhold information that is material to our management of it.
• You are responsible for maintaining valid buildings insurance and will notify your insurer of short let activity as required by your policy.

Dopizi Ltd will:

• Manage your property professionally and in accordance with the agreed Service Agreement.
• Act in your best interests in managing guest bookings and property care.
• Obtain your approval before undertaking any maintenance or expenditure above the agreed threshold.
• Transfer your net income on a monthly basis, accompanied by clear reporting.
• Coordinate the property exit in line with your sale or usage timeline.
• Handle guest-related matters, including any damage claims, on your behalf.

We will not sub-contract the core management of your property to third parties without your knowledge. Cleaning and maintenance services are typically provided by trusted contractors operating under our instruction and standards.

Our fee structure is agreed in writing before management commences and is set out in your Service Agreement. We operate on a percentage-of-income model: we take a management fee from the gross income generated by the property; you receive the net balance.

There are no setup fees or monthly retainers. Fees are deducted before the monthly net transfer to you — you will always see a clear breakdown.

We reserve the right to adjust our fee rates on 30 days' written notice. You may terminate the agreement within that notice period if you do not accept the revised rates.

All amounts are stated and paid in GBP. We are not currently VAT-registered; if this changes, we will notify you.

By you: You may terminate the management agreement at any time by giving us written notice. We require sufficient notice to responsibly manage any existing confirmed guest bookings — typically two to four weeks, as specified in your Service Agreement. There are no cancellation fees if you terminate before the first booking is taken.

By us: We may terminate the agreement if you are in material breach of your obligations and have not remedied the breach within 14 days of written notice, or immediately if we have reasonable grounds to believe continued management would expose us or guests to legal or safety risk.

Upon termination, all listings are closed, any remaining income is transferred, and the property is returned to you in a clean and tidy condition following the last guest checkout.

Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.

Subject to the above, Dopizi Ltd's total liability to you in connection with the services shall not exceed the total management fees paid by us to you in the three months preceding the event giving rise to the claim.

We are not liable for: loss of income resulting from platform downtime or third-party actions; damage caused by guests that exceeds platform protection limits; any loss arising from your failure to obtain necessary consents; or any indirect or consequential loss.

You are responsible for ensuring the property is safe and legally compliant. We are not liable for claims arising from the condition of the property.

All content on this website — including text, design, graphics, the Dopizi name and logo — is the property of Dopizi Ltd and protected by applicable intellectual property law. You may not reproduce, distribute, or use any content from this site without our prior written consent.

Photography and written descriptions created by us for your property listing remain the property of Dopizi Ltd for the duration of the management agreement. Upon termination, you may request copies of property photography taken at our expense for your own use.

This website is provided for informational purposes. While we take care to keep content accurate, we make no warranty as to its completeness or accuracy. Income figures, statistics, and market data are periodically updated but may not reflect the most current conditions.

You may not use this website for any unlawful purpose or in any way that could damage, disable, or impair it. We reserve the right to restrict or terminate access at any time.

Links to third-party websites are provided for convenience only. We have no control over the content of those sites and accept no responsibility for them.

These terms and any dispute arising from them are governed by the laws of England and Wales. Both parties agree to the exclusive jurisdiction of the courts of England and Wales.

If any provision of these terms is found to be unenforceable, the remaining provisions continue in full force and effect.
